Aside from having a great optimized website, there are some other sites and places out there that will get you found, help you promote some of your listings, and generally get you some visitors or recognition.
I utilize alot of these for the links, and many of them have that added bonus. But if you are looking to expose a property as much as possible, these things are more important than just boosting your website.
One of the best ways to advertise at this writing is the well-known (and free!) www.craigslist.com
While anyone that can do a webpage will have the advantage on any of the classified sites, ANYBODY can go to Craigslist and type in some text to market a property. It's free. The pages tend to rank on Google under the real estate search terms, and millions of people read the site daily. We get quite a few direct visitors just from our ads on Craigslist.
Another good one is www.backpage.com. Backpage is a HUGE classified resource, and has ads in most of the large metropolitan areas of the US. In a resort area like Myrtle Beach, we tend to market our properties to neighboring states and the northeastern states.
Unlike Craigslist, which is always free and expires in 45 days, Backpage will vary expiring dates by the location...and will notify you when the ad expires...allowing you to renew it and keep the same URL. This has obvious benefits if you choose to use it to promote your site for links.
I have to wonder if or when Google will suddenly decide not to give any ranking credit for Backpage. They may have already decided it qualifies as a "paid link" and done so. At this writing, I think it will still help, however.
For pennies a day, Backpage will allow you to pay for your ad, and will keep it in the "sponsored" section of the main directory for all the ads. THIS IS WHERE YOU WILL GET YOUR TRAFFIC. It's well worth the few dollars for the shoppers to find your ad, and it also relieves you from having to go in every few weeks and renew the ad.
You can pay and it will stay up for nearly a year if you choose.
Another good advertising website is www.lakehouse.com. This is more expensive than some advertising sites, but it has a tremendous amount of visitors and sends you a good amount of traffic. This site specializes in Waterfront Property but they will allow almost any kind of real estate ad on there.
If you have a local newspaper online, you will benefit from any real estate advertising you do there. This is also true for your Chamber of Commerce site, and any popular state sites.
The new "Social" websites such as MySpace.com are a fantastic way to market your real estate with other agents, and if it's in a resort area, I've found that you pick up customers interested in visiting there as well. MySpace is so popular that it is the NUMBER ONE searched term nationwide, and has been for all of 2007. I think it will eventually be as big as Ebay or Amazon. By all means, create yourself a MySpace page now.
If you have a digital camcorder and the know-how to upload your movies to the internet, the "social" VIDEO sites such as Google's YouTube.com and MSN's LiveVideo.com are fantastic ways of advertising a property for sale. We've had a video on there about Myrtle Beach Condos for about a year, and it's been viewed thousands of times.
Lastly, for those that deal with investment real estate, I recommend the website www.thecreativeinvestor.com. This is another "social" site, and has an unbelievable database of members. There are alot of interactive gadgets on there, and it's an excellent real estate marketing tool.
